Rental Agreement

Effective date: 09/01/2025

1) Parties

This Rental Agreement is between Peter Campbell / Campbell Rental Homes, LLC (“Host”) and the guest (“Renter”) booking The Scholarship in Virginia Beach, VA.

2) Reservation & Payment

Deposit: $250 non-refundable deposit required to secure booking.
Balance due: 7 days before check-in (14 days during peak/holiday stays).
Short-notice bookings: Reservations made within 7 days of arrival require full payment at booking.

3) Cancellation Policy

Deposits are non-refundable.
Cancel ≥14 days before check-in: 50% of the balance (excluding deposit) is refunded.
Cancel <7 days before check-in: no refund.

4) Check-In & Check-Out

Check-in: 3:00 PM or later
Check-out: 11:00 AM
Early check-in / late check-out may be available for an additional fee.

5) House Rules

No parties or events.
No pets.
No smoking inside the home.
Shoes off indoors.
Quiet hours: 12:00 AM – 6:00 AM.
Only registered guests may stay overnight.

6) Security & Access

Exterior security cameras are present (front floodlight and backyard wall camera). Entry is via keyless smart lock with a unique code provided prior to arrival.

7) Damage & Liability

Renter is responsible for loss or damage caused during the stay.
A security deposit may be held and refunded within 7 days after check-out, subject to inspection.
Host is not liable for accidents, injuries, or loss of personal belongings.

8) Turnover Fee

One-time turnover fee: $125 per stay (cleaning & linens).

9) Compliance

Renter agrees to comply with all community rules, HOA rules (if applicable), and local laws during the stay.

10) Governing Law

This Agreement is governed by the laws of the Commonwealth of Virginia.

Agreement & Acknowledgment: By submitting a booking request and/or paying the deposit, the Renter acknowledges they have read and agree to this Rental Agreement and the House Rules.
